A non-refundable damage waiver amounting to $350 is required. This protects you if there is accidental damage of up to $5,000 to the property during the stay.

UTILITIES

The cost of electricity in the Turks & Caicos Islands has always been very expensive. This is further exacerbated by recent global increases in fuel pricing which have put this cost at an all-time high.
All guests are asked to be mindful of their energy consumption and particularly as it relates to Air Conditioning (AC). If running the AC, please ensure doors and windows remain closed.
The owner of your vacation rental will cover up to $75.00/day (seventy-five US Dollars) for electricity consumption. On the last day of this rental, the meter will be read, and any amount over this allowance will be charged to the lessee’s card on file at a rate of $0.60 per KWH.

Beach and Shoreline Conditions

As with all Caribbean beaches, shoreline conditions may vary throughout the year. Seasonal sargassum seaweed may occasionally wash ashore, with conditions influenced by weather patterns and ocean currents.

House Rules

Smoking, including E-cigarettes and Shisha Pipes, is strictly prohibited inside the property. Any breach of this rule will result in an immediate request for guests to vacate the villa without a refund. A penalty fee of $2,000 will also be charged for deep cleaning and shampoo of all soft furnishings.
Hosting parties and events on the premises is strictly prohibited and will result in eviction.
The Guest is not permitted to move or remove any furniture on the property. This includes indoor & outdoor sofa cushions, which are to remain fixed to the furniture.
To ensure a comfortable stay, Lessee is encouraged to keep sliding doors closed to prevent bugs from entering the Villa.
The Guest is reminded to use only plastic cups and dishes around the pool deck and outdoor dining area.
We are located in a residential community and, although this is a holiday destination, it's home to many people. As such we ask that you respect their privacy and their right to a peaceful existence! Specifically, between the hours of 10pm and 8am noise should be kept to respectful levels.
Due to the septic system, the Guest must only flush toilet paper. Sanitary wipes and female products should not be flushed to prevent plumbing issues.
For emergency services (ambulance, police, fire) please immediately call 911.
- Do not delay if you feel an emergency situation has arisen. State your location as the address on the front page of this guidebook.
- In case of a fire, find the nearest exit point as quickly as possible. Ensure that all persons are accounted for.
- Dial 911 and ask for ‘FIRE’.
- State your location (see the front page of this book).
- Do not attempt to re-enter the building until a Fire Officer states that it is safe to do so.
- Please also notify the Property Manager

We arrived at our gorgeous 5-bedroom villa, Villa Julia by TCKA, nestled in Long Bay with breathtaking ocean views.

Each room had an en suite, but the master bedroom was a masterpiece, with soaking tub and wonderful views looking out to the ocean.

The concierge was very helpful and made great recommendations for us. Jaheim was particularly very attentive and responsive to all of our needs.

They even offered us a 20% discount afterwards because there was construction next-door.

Villa Julia was amazing. This is how you should do Turks!!

TKCA took care of our group and accommodating us with everything we needed such a pre-stocking, transportation, housekeeping, etc. Everyone was friendly and the place was clean and beautiful. I had the best Birthday out there! Highly recommend to stay here it has a 1 of a kind view!
