UTILITIES

The cost of electricity in the Turks & Caicos Islands has always been very expensive. This is further exacerbated by recent global increases in fuel pricing which have put this cost at an all-time high.
All guests are asked to be mindful of their energy consumption and particularly as it relates to Air Conditioning (AC). If you are running the AC, please ensure doors and windows remain closed.
The owner of your vacation rental will cover up to $45.00/day (forty-five US Dollars) for electricity consumption. On the last day of this rental, the meter will be read, and any amount over this allowance will be charged to the lessee’s card on file at a rate of $0.60 per KWH.

As with all Caribbean beaches, shoreline conditions may vary throughout the year. Seasonal sargassum seaweed may occasionally wash ashore, with conditions influenced by weather patterns and ocean currents.

House Rules

Smoking, including E-cigarettes and Shisha Pipes, is strictly prohibited inside the property. Any breach of this rule will result in an immediate request for guests to vacate the villa without a refund. A penalty fee of $2,000 will also be charged for deep cleaning and shampoo of all soft furnishings.
Hosting parties and events on the premises is strictly prohibited and will result in eviction.
The Guest is not permitted to move or remove any furniture on the property. This includes indoor & outdoor sofa cushions, which are to remain fixed to the furniture.
To ensure a comfortable stay, Lessee is encouraged to keep sliding doors closed to prevent bugs from entering the Villa.
The Guest is reminded to use only plastic cups and dishes around the pool deck and outdoor dining area.
We are located in a residential community and, although this is a holiday destination, it's home to many people. As such we ask that you respect their privacy and their right to a peaceful existence! Specifically, between the hours of 10pm and 8am noise should be kept to respectful levels.
Due to the septic system, the Guest must only flush toilet paper. Sanitary wipes and female products should not be flushed to prevent plumbing issues.
For emergency services (ambulance, police, fire) please immediately call 911.
- Do not delay if you feel an emergency situation has arisen. State your location as the address on the front page of this guidebook.
- In case of a fire, find the nearest exit point as quickly as possible. Ensure that all persons are accounted for.
- Dial 911 and ask for ‘FIRE’.
- State your location (see the front page of this book).
- Do not attempt to re-enter the building until a Fire Officer states that it is safe to do so.
- Please also notify the Property Manager

The townhouse looks exactly like the photos (even better in person if that’s possible). The location is fantastic with east beach access and excellent restaurants in the area for breakfast through dinner. The best shopping was also right across the street, and groceries are nearby. We would definitely stay here again and will recommend to others.

This was one of the best Airbnbs we’ve ever had the pleasure of staying in! The beds and linens were brand new and extremely comfortable. The Air conditioning was so appreciated and worked perfectly. The apartment was extremely clean and spacious and had the perfect amount of space for a family of 4 to enjoy (each of our girls had their own bedroom in addition to ours). Beach chairs were included in the rental which was an added bonus.

The best part of our stay was the location! It was a 2 minute walk to the beach and many fabulous restaurants. The coffee shop LMN Press and the açaí store Crest Berry were some of the highlights of our stay and were just around the corner. The kitchen was well stocked and our host graciously left us bottles of water in the fridge. A true gem on Grace Bay! Looking forward to returning.

Such an amazing townhouse in a perfect location. Bright, large airy space, high ceilings, high-end fixtures, and more.

The host was super responsive, including when we mistakenly misplaced our key when out to dinner one night, and they had us back into the unit within 15 minutes.

The area itself is perfect, may be a two minute walk to the beach, and only a one minute walk to Central Grace Bay and shopping and restaurants. It really couldn’t be better.

When we return, we will definitely try to book with his host again. They have many properties and assuming they manage them all similarly, you can’t go wrong.
